It provides key information on a renter&#8217;s employment history, ability to pay rent, and previous dealings with landlords.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Profiling tenants allows landlords to consider any potential risks and increase their chances of letting to a tenant who&#8217;ll look after the property and pay their rent on time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Letting agents can organise these checks on your behalf or you can manage them directly through a range of tenant referencing companies.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"howdoesthetenantreferencingprocesswork\">How does the tenant referencing process work?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Tenant referencing consists of several checks which combine to give the landlord all the information they need to decide on a renter\u2019s suitability for their property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Referencing companies will take a slightly different approach, but most comprehensive tenant referencing checks will include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>proof of address<\/strong> &#8211; recent utility bills and bank statements prove that the tenant lives in the address they&#8217;ve given<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>proof of ID<\/strong> &#8211; receiving a copy of a valid driving licence or passport confirms the tenant\u2019s identity<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>a credit check<\/strong> shows whether the renter is in debt or if they have any County Court Judgements (CCJs) \u2013 you\u2019ll need to ask the tenant\u2019s permission to do this<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>a previous landlord reference<\/strong> lets you know more about the tenant\u2019s rental history and any <a href=\"\/knowledge\/tenants\/landlords-guide-to-managing-rent-arrears\/\" data-type=\"knowledge\" data-id=\"1397\" >arrears<\/a>, damage or disputes<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>an employment reference<\/strong> confirms the tenant is being paid regularly and is who they say they are<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>bank statements<\/strong> &#8211; three months of statements can give key information about a tenant\u2019s financial situation<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>Right to Rent checks<\/strong> &#8211; landlords are legally required to check that prospective tenants have the <a href=\"\/knowledge\/landlord-regulation\/right-to-rent-checks\/\" data-type=\"knowledge\" data-id=\"1504\" >right to rent<\/a> in the UK<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"howdoyouarrangeareferencecheckforatenant\">How do you arrange a reference check for a tenant?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If you employ a <a href=\"\/knowledge\/tenants\/how-to-choose-a-letting-agent\/\" data-type=\"knowledge\" data-id=\"886\" >letting agent<\/a> to find a tenant or fully manage your property, it\u2019s highly likely that tenant referencing will be included as part of their service.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you self-manage, you can pay a small up-front fee of between \u00a310 and \u00a350 for a referencing company to complete the check.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Since 2019, as a result of the Tenant Fees Act, landlords in England have been unable to charge tenants for referencing checks. There are similar measures in place in Scotland and Wales.
