While there are many ways to keep your property and tenant safe, there\u2019s a bare minimum requirement that all landlords must meet.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"the-fire-safety-legal-requirement-for-rental-properties\">The fire safety legal requirement for rental properties<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">According to <a href=\"https:\/\/www.legislation.gov.uk\/ukdsi\/2015\/9780111133439\/contents\" rel=\"noopener noreferrer\" target=\"_blank\">The Smoke and Carbon Monoxide Alarm (England) Regulations 2015<\/a> and <a href=\"https:\/\/www.legislation.gov.uk\/uksi\/2022\/547\/contents\/made\" rel=\"noopener noreferrer\" target=\"_blank\">The Fire Safety (England) Regulations 2022<\/a> all landlords must:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">provide smoke alarms for each floor of their property&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">set up a carbon monoxide alarm in any room with a solid fuel burning appliance (like a coal fire or wood burning stove)&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">make sure all the furniture and furnishings you supply are fire safe&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">have clear exits for tenants at all times&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">provide fire extinguishers if the property is a large house in multiple occupation (HMO)<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s worth noting that these steps are considered the bare minimum and it might be sensible for you to take further action to protect your tenant and property.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"Do-a-fire-risk-assessment-of-your-property-\">Do a fire risk assessment of your property&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The only other requirement for landlords is doing a fire safety risk assessment of the property. The <a href=\"https:\/\/www.legislation.gov.uk\/uksi\/2005\/1541\/contents\" rel=\"noopener noreferrer\" target=\"_blank\">Regulatory Reform (Fire Safety) Order 2005<\/a> states that a \u2018reasonable person\u2019 must complete the assessment.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">What is a reasonable person? Most of the time you\u2019ll be able to complete the assessment yourself. But if you\u2019re unsure or want a professional opinion, you can use a fire safety specialist.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here are some of the key things to consider when assessing your rental property:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>identify the fire hazards<\/strong> \u2013&nbsp;other than the obvious risks like candles and fireplaces, also think about electrical faults, fire exits, and your property\u2019s heating systems too&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>identify who\u2019s at risk<\/strong> \u2013 how many people live at the property? Would any of them need extra assistance exiting the property in an emergency?&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>evaluate, remove, and reduce risk<\/strong> \u2013 once you\u2019ve identified the risks, take action to eliminate, mitigate, or reduce them<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>make a record<\/strong> \u2013 once you\u2019ve identified the risks and made a plan on how you\u2019ll manage them, you then need to document it<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>review it regularly<\/strong> \u2013 make sure you revisit your risk assessment yearly to stay on top of any new risks<\/li>\n<\/ul>\n\n<div id=\"nba-body-001\">\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"Essential-fire-safety-equipment-for-your-property--\">Essential fire safety equipment for your property&nbsp;&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on the type of rental property you own, some of these items will be a legal requirement. But all of them can be useful pieces of safety equipment for your tenant to help keep themselves and the property safe.&nbsp;&nbsp;&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Smoke and carbon monoxide alarms&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s a legal requirement for you to have a fire alarm on each floor of your rental property. But it\u2019s an effective safety measure to have in your property if you advise your tenants on how to use one.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Your tenant\u2019s safety is the number one priority and they should evacuate the building if a large fire breaks out. But in cases where there\u2019s a small fire, an extinguisher can prevent things from getting out of control.&nbsp;&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Fire blanket&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">There\u2019s no requirement for you to have a fire blanket at your property. They\u2019re just an affordable and simple tool for smothering small fires.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They\u2019re typically found in places where small fires are most likely to happen, such as in the kitchen or near a fireplace. And they\u2019re a good way to show you\u2019re mitigating risks that you\u2019ve highlighted in your risk assessment.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Again, you\u2019ll want to communicate to tenants how and when to use a fire blanket.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"Communicate-with-your-tenant-\">Communicate with your tenant&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Regular communication with your tenant is one of the most important ways to maintain good fire safety at your property.
