It\u2019s one of the first mandatory steps of the Renters\u2019 Rights Act and affects the majority of landlords in England.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Find out how to follow the latest regulations and avoid a potential \u00a37,000 fine.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-is-the-information-sheet\">What is the information sheet?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The Renters\u2019 Rights Act information sheet is a mandatory legal document produced by the government. It\u2019s a PDF that you (or your letting agent) are legally required to serve to your tenant in England.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The document explains your tenant&#8217;s new rights under the Act. It highlights&nbsp; which rules have changed and that they apply from 1 May \u2013 even if they\u2019re not reflected in their tenancy agreement.<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-300-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-69910985 wp-block-group-is-layout-constrained\" style=\"border-radius:10px;padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--90);padding-bottom:var(--wp--preset--spacing--50);padding-left:var(--wp--preset--spacing--90)\">\n<p class=\"wp-block-paragraph\"><strong>Important:<\/strong> you must provide the exact <a href=\"https:\/\/assets.publishing.service.gov.uk\/media\/69bc04b8f7b1c24d8e23ce60\/The_Renters__Rights_Act_Information_Sheet_2026.pdf\" rel=\"noopener noreferrer\" target=\"_blank\">PDF from the government website<\/a>. Sending a link to the website or a modified version of the text isn\u2019t legally valid. You need to download the PDF and either print a physical copy or attach the PDF directly in an email or text.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The information sheet must be shared with tenants by 31 May 2026, otherwise you could risk a fine of up to \u00a37,000.<\/p>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-s-in-the-information-sheet\"><strong>What\u2019s in the information sheet?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The document is a four-page summary of how the Renters\u2019 Rights Act changes tenancy agreements in England. It covers the:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">move to periodic tenancies<\/li>\n\n\n\n<li class=\"wp-block-list-item\">end of fixed-term tenancy<\/li>\n\n\n\n<li class=\"wp-block-list-item\">rules for raising rent<\/li>\n\n\n\n<li class=\"wp-block-list-item\">new eviction process<\/li>\n\n\n\n<li class=\"wp-block-list-item\">new rights to keep a pet&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">different rules for student accommodation<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-assured-shorthold-tenancies-abolished\">Assured shorthold tenancies abolished<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">From 1 May 2026, assured shorthold tenancies (AST) will no longer exist for new or existing tenancies. All tenancies will automatically <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-news\/tenancy-agreement-changes\/\">convert into assured periodic tenancies<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The information sheet clarifies that any existing tenancies will become a periodic tenancy from 1 May. This change will happen even if a current tenancy agreement says otherwise.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-the-end-of-fixed-term-tenancies-nbsp\">The end of fixed-term tenancies&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Landlords will no longer be able to offer six or 12-month fixed-term contracts. Tenancies instead will become periodic (rolling from the start, usually month-to-month).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The information sheet explains to tenants that there\u2019s no fixed end date to their tenancy. It will continue until:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">you both agree to end the tenancy<\/li>\n\n\n\n<li class=\"wp-block-list-item\">your tenant ends the tenancy by giving notice&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">you end the tenancy, giving a valid legal reason (with a <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-regulation\/what-is-a-section-8-notice\/\">Section 8 notice<\/a>)<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-new-rules-for-raising-rent\">New rules for raising rent<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The process for rent rises has been overhauled in the Renters\u2019 Rights Act.&nbsp; The information sheet explains these changes to your tenant, including:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">any rent review clause in their tenancy agreement is now void<\/li>\n\n\n\n<li class=\"wp-block-list-item\">a minimum of two months&#8217; notice to raise rent is required (up from one month)<\/li>\n\n\n\n<li class=\"wp-block-list-item\">increases are limited to once a year<\/li>\n\n\n\n<li class=\"wp-block-list-item\">landlords must use the Section 13 process to raise rent<\/li>\n\n\n\n<li class=\"wp-block-list-item\">rent rises must be inline with market rates, and tenants can dispute any rises they believe are above them&nbsp;<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-new-eviction-process\">New eviction process<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">With Section 21 abolished, you can only regain possession using a Section 8 notice. Your tenant\u2019s new rights are explained in the information sheet and the valid reasons for an eviction are briefly explained:&nbsp;&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">when rent hasn\u2019t been paid on time (three months in arrears)<\/li>\n\n\n\n<li class=\"wp-block-list-item\">if the tenants, or others visiting them, commit antisocial behaviour in or near the property&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">if the tenant doesn\u2019t care for the property properly<\/li>\n\n\n\n<li class=\"wp-block-list-item\">if the tenancy was for specific purposes, like being connected to employment<\/li>\n\n\n\n<li class=\"wp-block-list-item\">if you intend to sell your property&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">if you or a family member wants to move into your property<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-if-a-tenant-wants-to-end-their-tenancy\">If a tenant wants to end their tenancy<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Tenants can now end their tenancy at any time by giving two months&#8217; notice. They no longer have to wait for a fixed term to expire.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The sheet explains that:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">the tenancy must end on a day when the rent is due or the day before the rent is due&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">notices must be in writing, for example, by letter or email&nbsp;<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Tenants can agree to a shorter notice period with you in writing, as long as any other tenants named on the tenancy agreement also agree.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-keeping-a-pet\">Keeping a pet<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Tenants now have a legal right to <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/tenants\/renting-with-pets-guide-for-landlords\/\">request a pet<\/a>, and you can\u2019t unreasonably refuse. The new rules are:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">you have 28 days to respond to a written request for a pet from a tenant&nbsp;<\/li>\n\n\n\n<li class=\"wp-block-list-item\">you must have a good reason to refuse the request (the property is too small, for example)<\/li>\n\n\n\n<li class=\"wp-block-list-item\">you can require the tenant to take out pet insurance to cover potential damages<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-different-rules-for-student-accommodation\">Different rules for student accommodation<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">To protect the yearly cycle of student housing, a specific ground for possession (Ground 4A) has been introduced. This means it\u2019s possible to evict a student tenant at the end of an academic year, with a given notice period.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The new rules state you must give four months&#8217; notice to your tenants for ending their contract between 1 June and 30 September.&nbsp;<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-200-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-30c80bf8 wp-block-group-is-layout-constrained\" style=\"border-radius:10px;margin-top:var(--wp--preset--spacing--90);margin-bottom:var(--wp--preset--spacing--90);padding-top:var(--wp--preset--spacing--90);padding-right:var(--wp--preset--spacing--90);padding-bottom:var(--wp--preset--spacing--90);padding-left:var(--wp--preset--spacing--90)\">\n<h2 class=\"wp-block-heading\" id=\"h-what-do-landlords-need-to-do-next\">What do landlords need to do next?<\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>Serve the <\/strong><a href=\"https:\/\/assets.publishing.service.gov.uk\/media\/69bc04b8f7b1c24d8e23ce60\/The_Renters__Rights_Act_Information_Sheet_2026.pdf\" rel=\"noopener noreferrer\" target=\"_blank\"><strong>information sheet<\/strong><\/a><strong>\u2013 <\/strong>give a copy to every named tenant on your agreements by 31 May, 2026.<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>Share the direct file \u2013 <\/strong>deliver a printed version by hand or post \u2013 or as a PDF attachment in an email or text.
