But how does this affect buy-to-let landlords?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The changes, which the government are calling \u201ca radical improvement on leasehold ownership\u201d, will see all new leasehold flats banned. Further reforms to existing leasehold properties are set to follow.<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-200-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-30c80bf8 wp-block-group-is-layout-constrained\" style=\"border-radius:35px;margin-top:var(--wp--preset--spacing--90);margin-bottom:var(--wp--preset--spacing--90);padding-top:var(--wp--preset--spacing--90);padding-right:var(--wp--preset--spacing--90);padding-bottom:var(--wp--preset--spacing--90);padding-left:var(--wp--preset--spacing--90)\">\n<h2 class=\"wp-block-heading\" id=\"h-ban-on-new-leasehold-flats-a-summary\">Ban on new leasehold flats \u2013 a summary<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">the government plans to ban new leasehold flats (following a ban on new leasehold houses in 2024)<\/li>\n\n\n\n<li class=\"wp-block-list-item\">this will give owners of flats (including landlords) more control and a greater stake in their property<\/li>\n\n\n\n<li class=\"wp-block-list-item\">landlords could save money on things like ground rent, service charges, and lease extensions<\/li>\n\n\n\n<li class=\"wp-block-list-item\">the leasehold ownership system will gradually be replaced by commonhold<\/li>\n\n\n\n<li class=\"wp-block-list-item\">the changes are still at the proposal stage and won\u2019t become law for a while<\/li>\n<\/ul>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-could-a-ban-on-new-leasehold-flats-work\">How could a ban on new leasehold flats work?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The proposed changes will see a shift from leasehold to commonhold. This would give homeowners (including buy-to-let landlords) greater control over building management. Leasehold properties typically see a third-party making large scale decisions on behalf of property owners.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A draft setting out the proposed legal framework, known as the Leasehold and Commonhold Reform Bill, will be published later this year. This differs from owning a leasehold property, where you only own your unit for a fixed period of time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As a commonhold property owner, you\u2019ll:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">become a member of your building\u2019s commonhold association<\/li>\n\n\n\n<li class=\"wp-block-list-item\">have input on structural, external, and shared areas of the property<\/li>\n\n\n\n<li class=\"wp-block-list-item\">vote as a collective to make decisions about your property<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Each commonhold association must have at least two directors. However, it could take a while. This is because the government is due to publish the Leasehold and Commonhold Reform Bill in the second half of 2025.
