One that\u2019s sometimes overlooked is council tax \u2013 the fee that goes towards upkeep of the local area.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The type of property you rent out will determine whether you or your tenants are liable for council tax. Valuation bands are set by the Valuation Office Agency and based on a property\u2019s value.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Your local authority then sets a council tax rate for each valuation band. These rates usually change each year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You can <a href=\"https:\/\/www.gov.uk\/council-tax-bands\" target=\"_blank\" rel=\"noreferrer noopener\" rel=\"noopener noreferrer\" target=\"_blank\">find out the council tax band of a property<\/a> on the government website. To find out your rate, you can cross reference your band with the rate set by your local council.<\/p>\n<\/div>\n\n\n\n<p class=\"wp-block-paragraph\">The amount paid in different areas of England and Wales varies significantly. For example, residents in Wandsworth, London, pay \u00a3969 a year for a Band D property (the most common band). See more on the <a href=\"https:\/\/www.mygov.scot\/council-tax\" target=\"_blank\" rel=\"noreferrer noopener\" rel=\"noopener noreferrer\" target=\"_blank\">Scottish government website<\/a>.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"who-pays\">Who pays council tax\u00a0 \u2013 landlord or tenant?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The simple answer is that in most cases when you have tenants living in your property, they\u2019ll be liable to pay the council tax.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are some exceptions in which the landlord would pay council tax on behalf of their tenants.&nbsp;<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-300-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-69910985 wp-block-group-is-layout-constrained\" style=\"border-radius:10px;padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--90);padding-bottom:var(--wp--preset--spacing--50);padding-left:var(--wp--preset--spacing--90)\">\n<p class=\"wp-block-paragraph\">These include the following scenarios:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">the tenants are asylum seekers<\/li>\n\n\n\n<li class=\"wp-block-list-item\">the property is a house in multiple occupation (HMO) and the tenants pay rent separately<\/li>\n\n\n\n<li class=\"wp-block-list-item\">all the tenants are less than 18 years old<\/li>\n<\/ul>\n<\/div>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-can-a-landlord-pay-council-tax-for-a-tenant\">Can a landlord pay council tax for a tenant?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In the instances detailed above, the landlord is required to pay council tax for their tenants. However, there\u2019s nothing to stop you paying it on renters\u2019 behalf if you want to.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, you may want to offer bills-included tenancies and cover council tax.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-do-student-tenants-pay-council-tax\">Do student tenants pay council tax?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you let a property to full time students, it will be exempt from council tax.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This means that while it\u2019s occupied, neither you or your student tenants have to pay council tax.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"hmo\">HMO council tax \u2013 what are the rules?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If you rent a property to three or more tenants from two or more households then it\u2019s considered an <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-regulation\/hmo-properties-everything-landlords-need-to-know\/\" data-type=\"knowledge\" data-id=\"993\" >HMO<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Since December 2023, <a href=\"https:\/\/www.gov.uk\/guidance\/houses-in-multiple-occupation-hmos\" target=\"_blank\" rel=\"noreferrer noopener\" rel=\"noopener noreferrer\" target=\"_blank\">HMOs have been considered one dwelling for council tax<\/a> and landlords are now responsible for paying it.\u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This means HMO landlords can include the cost of council tax in the rent they charge.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Read more:<\/strong> <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-regulation\/hmo-requirements-for-bedroom-sizes\/\" data-type=\"knowledge\" data-id=\"981\" >HMO requirements \u2013 what is the minimum bedroom size in the UK?<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"empty\">Do landlords have to pay council tax on an empty property?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In most cases, you\u2019ll be required to pay council tax when your property is empty.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If the property is empty for up to seven days, you won\u2019t need to pay council tax. Any period longer than seven days and you\u2019ll need to pay.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your <a href=\"https:\/\/www.simplybusiness.co.uk\/landlord-insurance\/unoccupied-property-insurance\/\">property is empty<\/a> for longer than two years, you may be required to pay extra council tax (up to four times the regular rate).\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"exemption\">Can landlords get a council tax exemption?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">As well as for students, there are some other council tax exemptions that could apply to landlords\u2019 properties:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>renovations<\/strong> \u2013 you might be exempt from paying council tax if your property is undergoing major renovations or repairs.
