The amount you have to pay depends on the price of the property. The higher the price of the property, the more you\u2019ll need to pay in stamp duty.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You\u2019ll need to pay stamp duty whether you\u2019re a first-time buyer, moving between homes, or buying a second home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The cost of stamp duty can be considerable, so it\u2019s important to factor it into your budget before you buy a property. In most cases, your estate agent or solicitor will manage the process for you and submit your stamp duty return to HMRC.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Stamp duty applies in England and Northern Ireland. There are similar systems in place in Scotland and Wales, respectively known as <a href=\"https:\/\/www.gov.scot\/policies\/taxes\/land-and-buildings-transaction-tax\/\" rel=\"noopener noreferrer\" target=\"_blank\">Land and Buildings Transaction Tax<\/a> and <a href=\"https:\/\/www.gov.wales\/land-transaction-tax-calculator\" rel=\"noopener noreferrer\" target=\"_blank\">Land Transaction Tax<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"how-does\">Stamp duty on second homes \u2013 how does it work?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">New rules for people buying second homes \u2013 which includes buy-to-let properties \u2013 were introduced in April 2016. On top of their existing stamp duty bill, buyers of second homes were required to pay an extra three per cent. As part of the <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-news\/autumn-budget-for-landlords\/\" data-type=\"knowledge\" data-id=\"25713\" >Autumn Budget 2024<\/a>, the stamp duty surcharge for buyers of second properties was increased to five per cent.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The higher costs for people who already own properties were designed to make it easier for first-time buyers to get on the property ladder. The extra stamp duty for landlords was announced not long after controversial <a href=\"\/knowledge\/landlord-tax\/what-is-section-24\/\" data-type=\"knowledge\" data-id=\"1235\" >Section 24<\/a> tax changes, which reduced profits for many buy-to-let investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"rates\">Landlord stamp duty rates<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">When you buy a rental property, you\u2019ll need to pay the normal stamp duty rate plus an extra five per cent. This means that you\u2019ll pay the rate of stamp duty that applies for each portion of the property price.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, a buyer of a property worth \u00a3400,000 would pay the stamp duty rate that applies: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">up to \u00a3125,000<\/li>\n\n\n\n<li class=\"wp-block-list-item\">the stamp duty rate that applies on the portion between \u00a3125,001 and \u00a3250,000 <\/li>\n\n\n\n<li class=\"wp-block-list-item\">the rate that applies between on the remaining \u00a3149,999 between \u00a3250,001 and \u00a3400,000<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-buy-to-let-stamp-duty-example\">Buy-to-let stamp duty example<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re planning to <a href=\"\/knowledge\/buying-and-selling\/how-to-build-a-property-portfolio-in-the-uk\/\" data-type=\"knowledge\" data-id=\"1014\" >expand your portfolio<\/a> or buy your first rental property, stamp duty could be a significant extra cost. Buyers of the most expensive second homes are required to pay 17 per cent of the property price above \u00a31.5 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However with the average UK house price sitting at \u00a3271,316 in March 2025, according to Nationwide, let\u2019s look at a more common example.<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-200-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-30c80bf8 wp-block-group-is-layout-constrained\" style=\"border-radius:35px;margin-top:var(--wp--preset--spacing--90);margin-bottom:var(--wp--preset--spacing--90);padding-top:var(--wp--preset--spacing--90);padding-right:var(--wp--preset--spacing--90);padding-bottom:var(--wp--preset--spacing--90);padding-left:var(--wp--preset--spacing--90)\">\n<p class=\"wp-block-paragraph\">If you\u2019re buying a rental property for <strong>\u00a3275,000<\/strong>, you\u2019ll pay:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>five per cent<\/strong> on the first <strong>\u00a3125,000<\/strong> = <strong>\u00a36,250<\/strong><\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>seven per cent<\/strong> on the next <strong>\u00a3125,000<\/strong> = <strong>\u00a38,750<\/strong><\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>10 per cent<\/strong> on the remaining <strong>\u00a325,000<\/strong> = <strong>\u00a32,500<\/strong><\/li>\n\n\n\n<li class=\"wp-block-list-item\">total stamp duty bill = <strong>\u00a317,500<\/strong><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Before 1 April 2025, the bill would have been \u00a33,427 lower at <strong>\u00a314,073<\/strong>. And before 31 October 2024, the bill would have been even lower at <strong>\u00a38,759<\/strong>.<\/p>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"calculator\">Buy-to-let stamp duty calculator<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s important to calculate your estimated stamp duty bill before you buy a property to avoid being hit with any unexpected costs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You can use the <a href=\"https:\/\/www.tax.service.gov.uk\/calculate-stamp-duty-land-tax\/#!\/intro\" rel=\"noopener noreferrer\" target=\"_blank\">stamp duty calculator<\/a> on the government website to work out how much you&#8217;re due to pay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are several questions you\u2019ll need to answer, such as whether the property is a second home, the estimated completion date, and whether it\u2019s freehold or leasehold.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You\u2019ll then get a total of how much stamp duty you\u2019ll need to pay, plus a detailed calculation of how much tax is due for each band.<\/p>\n\n\n\n<div id=\"nba-body-001\">\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"changes\">Stamp duty changes \u2013 what do landlords need to know?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In recent years, stamp duty rates have changed on several occasions. The current stamp duty rates have been effective since 1 April 2025. The previous lower threshold was set in October 2022 as part of the now infamous <a href=\"\/knowledge\/landlord-tax\/stamp-duty-on-second-home\/\" data-type=\"knowledge\" data-id=\"1537\" >mini-Budget<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From 1 April 2025, the stamp duty threshold has returned to \u00a3125,000 (down from \u00a3250,000). This means landlords\u2019 stamp duty bills will be higher than ever following the two per cent rise introduced in October 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Landlords should remain prepared for further stamp duty changes as part of financial updates like Budgets and Autumn Statements.<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-200-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-30c80bf8 wp-block-group-is-layout-constrained\" style=\"border-radius:35px;margin-top:var(--wp--preset--spacing--90);margin-bottom:var(--wp--preset--spacing--90);padding-top:var(--wp--preset--spacing--90);padding-right:var(--wp--preset--spacing--90);padding-bottom:var(--wp--preset--spacing--90);padding-left:var(--wp--preset--spacing--90)\">\n<h3 class=\"wp-block-heading\" id=\"h-multiple-dwellings-relief-abolished\">Multiple Dwellings Relief abolished<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Multiple Dwellings Relief was a tax relief that allowed buyers of multiple residential properties in a single transaction to pay SDLT at a lower rate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Instead of paying SDLT on the total purchase price of the properties, buyers could pay SDLT on the average price of each dwelling. This would usually reduce the tax considerably.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But the government abolished Multiple Dwellings Relief on 1 June 2024 after concerns it was being used to avoid tax in situations it wasn&#8217;t designed for.<\/p>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"overseas\">Stamp duty on buy-to-let for overseas landlords<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Buyers of second homes who are based abroad have to pay an extra surcharge on top of the five per cent additional rate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The stamp duty surcharge for overseas buyers is two per cent. As a result, these buyers will pay seven per cent more than a standard UK buyer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"other-parts\">What are the stamp duty rules for landlords in other parts of the UK?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In Scotland, <a href=\"https:\/\/revenue.scot\/taxes\/land-buildings-transaction-tax\" rel=\"noopener noreferrer\" target=\"_blank\">Land and Buildings Transaction Tax<\/a> (LBTT) replaced stamp duty in 2015.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">LBTT has bands similar to stamp duty. For example, there\u2019s a two per cent charge on the price of a property between \u00a3145,001 and \u00a3250,000, rising to five per cent for the cost of a home between \u00a3250,001 to \u00a3325,000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Buyers of second homes in Scotland have to pay an Additional Dwelling Supplement (ADS) on top of their LBTT. ADS is charged at six per cent of the total purchase price above \u00a340,000.<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-200-background-color has-background has-global-padding class=\"wp-block-paragraph\">So a landlord buying a rental property in Scotland for <strong>\u00a3275,000<\/strong> would have to pay the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>zero per cent<\/strong> on the first \u00a3145,000 = \u00a30<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>two per cent<\/strong> on the price between <strong>\u00a3145,001 and \u00a3250,000<\/strong> = <strong>\u00a32,100<\/strong><\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>five per cent<\/strong> on the price between <strong>\u00a3250,001 and<\/strong> <strong>\u00a3275,000<\/strong> = <strong>\u00a31,250<\/strong><\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>six per cent<\/strong> of the total purchase in LBTT and \u00a314,100 in ADS)<\/li>\n<\/ul>\n<\/div>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-stamp-duty-in-wales\">Stamp duty in Wales <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In Wales, <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-tax\/stamp-duty-wales-guide\/\" data-type=\"knowledge\" data-id=\"26829\" >Land Transaction Tax<\/a> (LTT) replaced stamp duty in 2018.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The rates for LTT are similar to stamp duty, going up to 12 per cent for the portion of a property\u2019s price over \u00a31.5 million.<\/p>\n\n\n\n<div class=\"wp-block-group has-azure-200-background-color has-background has-global-padding is-layout-constrained wp-container-core-group-is-layout-30c80bf8 class=\"wp-block-paragraph\">Working out second home stamp duty costs can be complicated and costly, so make sure you speak to an estate agent or buy-to-let specialist before making any decisions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Below we\u2019ve answered some frequently asked questions on paying stamp duty when buying a second property.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-do-first-time-buyers-have-to-pay-stamp-duty-on-a-buy-to-let\">Do first-time buyers have to pay stamp duty on a buy-to-let?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you decide that you want to buy an investment property as your first step on the housing ladder, it\u2019s likely you won\u2019t have to pay higher stamp duty rates.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, it\u2019s important to note that you won\u2019t benefit from stamp duty relief for first-time buyers as the property won\u2019t be your main
