This means many landlords will need to renew their EICR certificate in the <strong>next 12 months<\/strong>.<\/li>\n\n\n\n<li class=\"wp-block-list-item\">a qualified electrician will assess the safety of your rental property and issue you with a report<\/li>\n\n\n\n<li class=\"wp-block-list-item\">your property needs to meet the national standards for electrical safety<\/li>\n\n\n\n<li class=\"wp-block-list-item\">you\u2019ll need to complete any remedial work highlighted in the EICR report within 28 days (with written confirmation that your electrician has completed this work)<\/li>\n\n\n\n<li class=\"wp-block-list-item\">a new report doesn\u2019t need to be completed for each new tenant, but you do need to share the current EICR certificate at the beginning of each new tenancy<\/li>\n<\/ul>\n<\/div>\n\n\n\n<p class=\"wp-block-paragraph\">In 2020, a new law (the Electrical Safety Standards in the Private Rented Sector (England) Regulations) passed, requiring landlords to have a qualified professional inspect the electrical installation at their rental properties every five years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s been five years since this law was passed, which means many rental properties will be due a new inspection \u2013 and with it a new EICR certificate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But what is an EICR certificate? It stands for Electrical Installation Condition Report. With requirements for landlords meaning that you must have your property professionally tested every five years, you\u2019ll need to complete this report to get an EICR certificate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An EICR report is completed by a qualified electrician after testing the electrical safety of a property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The report will outline whether the electrical installations are dangerous, with the potential to cause fire risks or electric shocks.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To complete an EICR report, the electrician will inspect the property, checking for things like signs of overheating or damage to installations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The final report will recommend any remedial work that needs doing to make the property safe or whether further investigation is needed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A new safety report doesn\u2019t need to be carried out every time a tenant moves out. However, a landlord must supply new tenants with a copy of the current EICR at the beginning of their tenancy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You can <a href=\"https:\/\/www.gov.uk\/government\/publications\/electrical-safety-standards-in-the-private-rented-sector-guidance-for-landlords-tenants-and-local-authorities\/guide-for-landlords-electrical-safety-standards-in-the-private-rented-sector\" target=\"_blank\" rel=\"noreferrer noopener\" rel=\"noopener noreferrer\" target=\"_blank\">read the full regulations<\/a> on the government website.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"cost\"><strong>EICR certificate cost<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The cost of getting your electrical certificate depends on a number of factors, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">the size of your home<\/li>\n\n\n\n<li class=\"wp-block-list-item\">how many appliances you have <\/li>\n\n\n\n<li class=\"wp-block-list-item\">the day rate of the electrician you use<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.checkatrade.com\/blog\/cost-guides\/electrical-safety-check-cost\/\" target=\"_blank\" rel=\"noreferrer noopener\" rel=\"noopener noreferrer\" target=\"_blank\">Checkatrade<\/a> puts the average starting cost of an EICR report at \u00a3100.<\/p>\n\n\n\n<div id=\"nba-body-001\">\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"regulations\"><strong>Electrical testing for landlords: the regulations<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">These regulations involve inspection and testing for all properties in the private rented sector. There are three key elements you need to be aware of:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-1-inspection-every-five-years\"><strong>1. Inspection every five years<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A key feature of the ruling is inspection. Landlords will need to make sure all electrical installations in their property are inspected and tested by a qualified person every five years (at least).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You\u2019re legally obliged to supply a copy of the inspection and test report to new, existing, and prospective tenants, as well as your local authority if they ask for it. Here are the timescales you\u2019ll need to work to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>existing tenants:<\/strong> within 28 days of the inspection and test<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>new tenants:<\/strong> before they occupy the premises<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>prospective tenants:<\/strong> within 28 days of receiving a request<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>local authority:<\/strong> within seven days of receiving a request<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-2-meet-the-national-standards\"><strong>2. Meet the national standards<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The national standards for electrical safety are set out in the 18th edition of the \u2018Wiring Regulations\u2019. You can <a href=\"https:\/\/www.gov.uk\/government\/publications\/electrical-safety-standards-in-the-private-rented-sector-guidance-for-landlords-tenants-and-local-authorities\/guide-for-landlords-electrical-safety-standards-in-the-private-rented-sector\" target=\"_blank\" rel=\"noreferrer noopener\" rel=\"noopener noreferrer\" target=\"_blank\">find these on the government website<\/a>, and may need to talk them through with a qualified electrician.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-3-do-any-remedial-or-investigative-work\"><strong>3. Do any remedial or investigative work<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Any remedial work required in your report needs to be completed within 28 days of the test report (or a shorter time period, if specified). Your electrician will need to give written confirmation that they\u2019ve completed this work for you, to the tenant, and local authority, within 28 days of finishing the job.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"tenancies\">Which tenancies do the regulations cover?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Existing tenancies have had to comply from 1 April 2021, while all new tenancies have already been under this legislation since 1 July 2020. This will usually include assured shorthold tenancies, licences to occupy, and certain <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/landlord-regulation\/hmo-properties-everything-landlords-need-to-know\/\" data-type=\"knowledge\" data-id=\"993\">Houses of Multiple Occupation (HMOs)<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are exceptions, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">social housing tenants<\/li>\n\n\n\n<li class=\"wp-block-list-item\">lodgers <\/li>\n\n\n\n<li class=\"wp-block-list-item\">long leases of seven years or more <\/li>\n\n\n\n<li class=\"wp-block-list-item\">student halls of residence<\/li>\n\n\n\n<li class=\"wp-block-list-item\">hostels and refuges <\/li>\n\n\n\n<li class=\"wp-block-list-item\">care homes <\/li>\n\n\n\n<li class=\"wp-block-list-item\">specific healthcare accommodation<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">All of these will carry their own regulations, though, so read up on the <a href=\"\/knowledge\/tenants\/guide-to-types-of-tenancy-agreements-in-the-uk\/\" data-type=\"knowledge\" data-id=\"1394\">different types of tenancy<\/a> and make sure you\u2019re meeting them.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"prep\"><strong>EICR preparations<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Aside from the regulations outlined above, you\u2019ll need to make sure your inspection and testing are booked in, and your installations are safe. So if you last issued your tenants with an EICR certificate when the rules were announced in 2020, it\u2019ll be time for a new one.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here\u2019s what you need to do next.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-find-someone-to-carry-out-your-test\">Find someone to carry out your test<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">They\u2019ll need to be \u2018qualified and competent\u2019, and you\u2019ll need to get the test repeated every five years.
