How do you get rid of them if your property becomes infested? The videos have shown how quickly they\u2019ve infested public spaces in such a short space of time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And while an increase in bed bugs is typical for October in Europe, it\u2019s been <a href=\"https:\/\/www.independent.co.uk\/news\/uk\/home-news\/bed-bugs-epidemic-pest-control-b2393197.html\" rel=\"noopener noreferrer\" target=\"_blank\">reported by Rentokil<\/a> that the UK has seen a 65 per cent increase year-on-year in infestations. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And Entomologist, Jean-Michel Berenger voiced similar concerns: \u201cevery late summer, we see a big increase in bed bugs&#8230; and each year, the seasonal increase is bigger than the last one.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s been speculated that a return to pre-pandemic levels of travel and the uptake in buying second hand furniture online have contributed to the outbreak. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With the problem being much closer to home, it\u2019s good for landlord\u2019s to know what to look for.  <\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h2 class=\"wp-block-heading\" id=\"h-what-do-bed-bugs-look-like\">What do bed bugs look like?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">\nBefore you call the exterminators, it\u2019s good to make sure you\u2019re dealing with bed bugs and not another insect. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\nBed bugs can be dark yellow, red, or brown and can be anywhere between 1.5mm to 5mm long. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\nYou might also notice small dark spots on some furniture or on your mattress. Because they\u2019re a blood sucking insect, these bits will normally be quite sore and grouped in a line or small patch. <\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-layout-flow wp-block-group-is-layout-flow\" id=\"how-to-get-rid\">\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h2 class=\"wp-block-heading\" id=\"h-how-to-get-rid-of-bed-bugs\">How to get rid of bed bugs <\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Once you realise you\u2019ve got a bed bug infestation, it\u2019s natural to try and get rid of them straight away. Throwing away the mattress can be tempting, but you may accidentally make the issue worse by spreading them to other parts of your house. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bed bugs are small and hard to find \u2013 so removing them completely can be tricky and you may need professional help. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-get-professional-help\">Get professional help<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">It definitely isn\u2019t the cheapest option but the most effective way to get rid of bed bugs for good is to use a professional exterminator. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Professional exterminators have specialist equipment that&#8217;s unavailable to the public which makes getting rid of bed bugs much more straightforward. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They\u2019ll be able to contain the infestation and use chemicals to get rid of the bed bugs safely and effectively. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And they have the expertise to know where to look for them, so you and your tenant can have peace of mind that they\u2019re gone for good. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But if hiring an exterminator isn\u2019t feasible, there\u2019s a few things you can do to get rid of the bed bugs yourself.   <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-find-the-infested-areas\">Find the infested areas<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">This is harder than you might think. You\u2019ll usually first notice bed bugs in your mattress or a piece of furniture because you\u2019ve woken up with bites. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But that doesn\u2019t mean they\u2019re only in the area you found them. Bed bugs like dark, hidden places and can be hiding in lots of different areas around a room. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When you check a room for infested areas, think about checking:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">luggage<\/li>\n\n\n\n<li class=\"wp-block-list-item\">bedding<\/li>\n\n\n\n<li class=\"wp-block-list-item\">box springs<\/li>\n\n\n\n<li class=\"wp-block-list-item\">mattresses<\/li>\n\n\n\n<li class=\"wp-block-list-item\">headboards<\/li>\n\n\n\n<li class=\"wp-block-list-item\">under loose wallpaper<\/li>\n\n\n\n<li class=\"wp-block-list-item\">under carpeting <\/li>\n\n\n\n<li class=\"wp-block-list-item\">clothing<\/li>\n\n\n\n<li class=\"wp-block-list-item\">under light switch plates or electrical outlets<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Because bed bugs are only around half a centimetre in size, you\u2019ll need to use a magnifying glass and torch to find all of them.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h3 class=\"wp-block-heading\" id=\"h-contain-the-infested-areas\">Contain the infested areas <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">This is an important step as you might accidentally spread them to a different part of your house. Resisting the urge to throw away some bed sheets, for example, keeps the infestation to one area, rather than multiple. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your tenant tells you they\u2019ve found bed bugs, you should encourage them to leave things where they are to stop the infestation from spreading. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-get-rid-of-the-bed-bugs\">Get rid of the bed bugs <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Now you\u2019ve found and contained the infested areas, it\u2019s time to get rid of them. You\u2019ll need to be patient, as it can take a few attempts to fully remove bed bugs, it just depends on which approach you take: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\"><strong>wash on a high heat<\/strong> \u2013 bed bugs can\u2019t survive in high temperatures so washing any fabrics at 60 degrees will kill them<\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>steam furniture<\/strong> \u2013 anything that can\u2019t be put in the washing machine should be steamed at a high temperature  <\/li>\n\n\n\n<li class=\"wp-block-list-item\"><strong>freeze the fabrics<\/strong> \u2013 freezing temperatures will kill bed bugs, so bagging any infested fabric and putting it in the freezer for a few days will do the trick <\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">None of these techniques are guaranteed to get rid of bed bugs entirely. And because you\u2019ll have to interact with the infested materials to do so, there\u2019s always a risk you\u2019d spread it around the property. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You should avoid using pesticides or chemicals yourself as bed bugs are resistant to some and you might put your own health at risk. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Even when a professional treats an infested room it can take a few visits for it to be fully clear. As a landlord, you have a responsibility to provide your tenant with somewhere safe to live but you\u2019re not solely responsible. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-when-it-s-a-landlord-s-responsibility\">When it\u2019s a landlord\u2019s responsibility<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">if within the first few weeks of a new tenancy bed bugs are found, it\u2019s your responsibility to get rid of them<\/li>\n\n\n\n<li class=\"wp-block-list-item\">if it can be proved it wasn\u2019t the tenants actions that caused the infestation <\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-when-it-isn-t-a-landlord-s-responsibility\">When it isn\u2019t a landlord\u2019s responsibility <\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">if the tenant has been in the property for longer than a month <\/li>\n\n\n\n<li class=\"wp-block-list-item\">if the tenant\u2019s actions caused the infestation<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s sometimes difficult to determine where the responsibility lies but unless it comes at the beginning of a new tenancy, a landlord won\u2019t be responsible for getting rid of the bed bugs. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But that doesn\u2019t mean you shouldn\u2019t help your tenant through the process. The reason they\u2019re commonly found in furniture and mattresses is because they have our scent. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are two steps you can take which could reduce your chances of having bed bugs in your property: <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">check any second hand furniture for bed bugs before bringing it into the property <\/li>\n\n\n\n<li class=\"wp-block-list-item\">limit the amount of dirty clothes and bedding in the property as the smell can attract bed bugs <\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Landlords should make sure tenants are following this guidance during <a href=\"https:\/\/www.simplybusiness.co.uk\/knowledge\/tenants\/landlord-inspection-checklist-for-buy-to-let-property\/\" data-type=\"knowledge\" data-id=\"1234\" >property inspections<\/a>.
