Other landlords may want to visit the property even more frequently, although it\u2019s important to consider your tenants if this is the case.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When planning a mid-term inspection, you\u2019ll need to <a href=\"\/knowledge\/tenants\/guide-to-landlord-access-rights\/\" data-type=\"knowledge\" data-id=\"1013\" >give tenants at least 24 hours\u2019 written notice<\/a>, such as a text message, email, or letter.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, it\u2019s good practice to give them a week\u2019s notice so they can make sure they\u2019re around to let you in and clean the property beforehand.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not only do inspections allow you to check on your property, but they give you the opportunity to build a positive relationship with tenants. For example, they may have some burning questions to ask you, or you could remind them about their responsibilities.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The better the relationship with your tenants, the more likely it is they\u2019ll look after the property as their own, and let you know as soon as anything needs fixing.<\/p>\n<\/div>\n<\/div>\n\n\n\n<div id=\"nba-body-001\">\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-layout-flow wp-block-group-is-layout-flow\" id=\"compliance\">\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h2 class=\"wp-block-heading\" id=\"compliance\">Compliance and safety<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Alongside the health and safety checks you need to make before the start of each new tenancy, it\u2019s important that you make extra checks during a mid-term inspection.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here\u2019s an overview of what you need to look out for:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"electricalchecks\">Electrical checks<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">During the house inspection, you\u2019ll need to do basic checks of the electrics to see if there\u2019s any obvious damage or hazards.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s a legal requirement to have electrical safety checks at least once every five years for new and existing tenancies.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This means you\u2019ll need to get an Electrical Installation Condition Report (EICR) from a registered professional and give it to your tenants within 28 days of the inspection.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Read our comprehensive <a href=\"\/knowledge\/landlord-regulation\/landlord-electrical-safety\/\" data-type=\"knowledge\" data-id=\"1470\" >guide to electrical safety checks<\/a> to find out more.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"smokealarmsandcarbonmonoxidedetectors\">Smoke alarms and carbon monoxide detectors<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Although your tenants should test smoke alarms and carbon monoxide detectors themselves, you should also check them during an inspection.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You\u2019ll need to check they\u2019re working properly and replace any worn out batteries. Then you can do some checks yourself, such as testing the water pressure and looking at the boiler.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you spot any issues, call in an engineer and remember you need to get the boiler serviced at least once every 12 months.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"appliances\">Appliances<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A fairly simple part of the rental property inspection \u2013 check all the appliances you\u2019ve provided to make sure they\u2019re working properly. Feedback from tenants can help you to understand what\u2019s working well and what isn\u2019t.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You can also start planning ahead and thinking about when certain appliances may need replacing. If they are, talk to them and try to resolve the issue informally as it\u2019s in your interests to avoid eviction.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There&#8217;s a range of telltale signs indicating illegal subletting \u2013 this is all covered in our <a href=\"\/knowledge\/tenants\/illegal-subletting-guide-for-landlords\/\" data-type=\"knowledge\" data-id=\"1004\" >landlord\u2019s guide to subletting<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"keepingpets\">Keeping pets<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Most landlords don\u2019t allow tenants to keep pets (at least without their permission). Therefore, take some time during the inspection to look for signs of tenants keeping pets in your property without your knowledge. Some things to look for include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">scratches to furniture<\/li>\n\n\n\n<li class=\"wp-block-list-item\">bad odours<\/li>\n\n\n\n<li class=\"wp-block-list-item\">holes and extra mess in the garden<\/li>\n\n\n\n<li class=\"wp-block-list-item\">animal hair throughout the property<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Even if you do allow pets, use the inspection to make sure they aren\u2019t causing damage to the property.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"smokingindoors\">Smoking indoors<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s highly unlikely that you\u2019ll allow tenants to smoke inside the property due to the damage it causes. If they are, they\u2019ll probably be breaking their tenancy agreement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Check for the smell of tobacco, which tends to linger, and nicotine stains on walls and furniture, which are usually a yellow\/orange colour.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"propertydamage\">Property damage<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Most damage should be easy to spot and if you have a good relationship with tenants, they\u2019re likely to point out anything you should know about.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That being said, there could be things they haven\u2019t noticed or don\u2019t see as a problem, so you\u2019ll need to check everywhere thoroughly \u2013 especially rooms and areas which aren\u2019t used very often.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s important to spot and fix property damage early. The longer a problem has to get worse, the more expensive and time-consuming it could be to repair.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"othertenancybreaches\">Other tenancy breaches<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">An inspection is a good time to make sure the tenants aren\u2019t breaching any other rules set out in the tenancy agreement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, you might not allow drying of clothes inside due to condensation, so make sure to check the radiators.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">What\u2019s more, a quick word with neighbours could help you to find out if there&#8217;s been any anti-social behaviour.<\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-layout-flow wp-block-group-is-layout-flow\" id=\"propertycondition\">\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h2 class=\"wp-block-heading\" id=\"propertycondition\">Property condition<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Checking the condition of your property during an inspection is crucial as some of the issues listed below could turn into serious problems.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Remember, your property also needs to comply with the <strong>Fitness for Human Habitation Act<\/strong> otherwise tenants could take you to court.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here\u2019s how you can keep on top of the condition of your property during an inspection:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"lookformouldanddamp\">Look for mould and damp<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Both mould and damp can cause issues for landlords. Mould is a health hazard and can develop into something more serious if left untreated.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s usually easy to spot and is most likely to be found in the bathroom. Poor ventilation often causes mould, so if you find some, remind tenants to open windows in small, damp spaces.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rising damp and penetrating damp are the two main types of damp to watch out for. Some of the common signs include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">soft areas under windows<\/li>\n\n\n\n<li class=\"wp-block-list-item\">flakey wallpaper or paint<\/li>\n\n\n\n<li class=\"wp-block-list-item\">dark patches on the walls<\/li>\n\n\n\n<li class=\"wp-block-list-item\">soft areas underfoot<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If you find damp, it should be dealt with immediately. You may be able to get rid of it yourself, but if it\u2019s widespread, you may need to call in an expert.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"checkoutdoorspace\">Check outdoor space<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">It should be clear in the tenancy agreement whether maintaining the garden is yours or the tenant\u2019s responsibility. Either way, the mid-term inspection is a good time to take a look at any outdoor space to see what needs doing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You can also use this opportunity to discuss garden responsibilities with renters or make a note of things to discuss with your gardener, if you have one.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bear in mind that if a tenancy is coming to an end and the garden is very overgrown, getting it back up to scratch could delay the process of finding new tenants.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"monitorguttersanddrains\">Monitor gutters and drains<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Blocked drains are very common, particularly after the winter months. Blocks are usually caused by leaves, which are easily removed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Blockages can lead to damp issues, so they need to be cleared quickly. Unblocking drains is something tenants can do regularly, so remind them if it looks like they haven\u2019t been doing it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Meanwhile, you\u2019ll also need to check the gutters for blockages or damage as problems here could lead to more serious water damage over time.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"checkforleaks\">Check for leaks<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">During the inspection, make sure you remember to check taps for drips and leaks.
