{"id":1035,"date":"2021-10-05T00:00:00","date_gmt":"2021-10-05T00:00:00","guid":{"rendered":"https:\/\/www.simplybusiness.co.uk\/\/knowledge\/articles\/end-of-tenancy-checklist-for-landlords\/"},"modified":"2025-05-22T13:17:55","modified_gmt":"2025-05-22T13:17:55","slug":"end-of-tenancy-checklist-for-landlords","status":"publish","type":"knowledge","link":"https:\/\/www.simplybusiness.co.uk\/knowledge\/tenants\/end-of-tenancy-checklist-for-landlords\/","title":{"rendered":"Landlord end of tenancy checklist \u2013 here\u2019s what you need to do"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">When tenants move out, it can be a busy time for landlords as you\u2019ll be sorting out the previous tenancy while preparing for the next one.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Read our end of tenancy landlord checklist to make sure you follow all the right steps, from completing an inspection and inventory check out, to fixing maintenance issues and getting the property ready for new tenants.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"endoftenancychecklistforlandlordswhatdoyouneedtodo\">End of tenancy checklist for landlords \u2013 what do you need to do?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Whether you\u2019re ending the tenancy or the tenant wants to move out, there are a number of steps to follow, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">meeting legal obligations, such as giving notice and releasing deposits<\/li>\n\n\n\n<li class=\"wp-block-list-item\">checking the condition of your property, making necessary repairs to protect your investment<\/li>\n\n\n\n<li class=\"wp-block-list-item\">making upgrades and preparing the property for new tenants<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Read on for a step-by-step checklist of all the important tasks you need to complete.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"confirmingtheendofthetenancy\">Confirming the end of the tenancy<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If you want to end the tenancy, you\u2019ll need to give the tenant notice. It\u2019s usually a minimum of 28 days, but it depends what\u2019s in your <a href=\"\/knowledge\/tenants\/assured-shorthold-tenancy-agreement\/\" data-type=\"knowledge\" data-id=\"1325\" >tenancy agreement<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the other hand, if the tenant wants to leave, they\u2019ll need to give you notice. The tenant\u2019s notice period is usually around four weeks, but it depends what <a href=\"\/knowledge\/tenants\/guide-to-types-of-tenancy-agreements-in-the-uk\/\" data-type=\"knowledge\" data-id=\"1394\" >type of tenancy<\/a> they have.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once notice has been given, you\u2019ll need to confirm the end of the tenancy in writing. This will need to include key details such as the date the tenant is moving out.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some tenants may ask to pay their final month\u2019s rent with their security deposit. It\u2019s best practice to discourage them from doing this as if there is any damage to the property, you\u2019ll need to make deposit deductions to pay for repairs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"endoftenancyinspection\">End of tenancy inspection<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Once the end of tenancy date has been agreed, it\u2019s a good idea to carry out an inspection a few weeks before the tenants move out.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This allows you to go around the property with the tenant and discuss any issues that need sorting before they leave. For example, if there are missing or broken light bulbs, the tenant can replace them instead of being charged when they move out.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Fixing issues before moving out is in the tenant\u2019s interest because it improves their chances of getting their deposit back in full, while for landlords it means there\u2019ll be less to do between tenancies.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"whatdoyouneedtolookoutfor\">What do you need to look out for?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Here are some of the other things you should watch for when inspecting the property before the end of the tenancy:<\/p>\n\n\n\n<div id=\"nba-body-001\">\n<\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">faulty smoke alarms or carbon monoxide detectors<\/li>\n\n\n\n<li class=\"wp-block-list-item\">signs of damp or mould<\/li>\n\n\n\n<li class=\"wp-block-list-item\">blocked or broken drains and gutters<\/li>\n\n\n\n<li class=\"wp-block-list-item\">signs of leaks or pests<\/li>\n\n\n\n<li class=\"wp-block-list-item\">significant marks, stains, or damage that doesn\u2019t look like fair wear and tear<\/li>\n\n\n\n<li class=\"wp-block-list-item\">problems with appliances or electrics<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">As well as an inspection a few weeks before the end of the contract, you\u2019ll need to inspect the property when the tenants move out to see what needs doing before the next tenancy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Read our <a href=\"\/knowledge\/tenants\/landlord-inspection-checklist-for-buy-to-let-property\/\" data-type=\"knowledge\" data-id=\"1234\" >property inspection checklist<\/a> for more tips on what to check.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"endoftenancycheckoutform\">End of tenancy check out form<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">One of the most important steps of tenants moving out is completing a check out. This is when either you, your letting agent, or an independent inventory clerk visit the property to check its condition against the original inventory.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The outgoing tenants don\u2019t need to be there, but it\u2019s helpful if they are. The check out is the perfect opportunity to discuss any issues you\u2019re planning to make a deposit deduction for. As a result, the tenant can arrange for things to be fixed or replaced, instead of losing money from their deposit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">During the check out, you\u2019ll also need to take final meter readings and explain to tenants how the return of their deposit works.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"makingdepositdeductions\">Making deposit deductions<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Once check out is complete, you\u2019ll need to decide whether you\u2019re going to make any deductions from the tenant\u2019s security deposit. Deductions are often made for things like:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">stains to carpets or worktops<\/li>\n\n\n\n<li class=\"wp-block-list-item\">broken door or window handles<\/li>\n\n\n\n<li class=\"wp-block-list-item\">rubbish or belongings left at the property<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">However, remember you can\u2019t make deductions for fair wear and tear.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once you\u2019ve agreed on the final deposit amount with the tenants, you can organise the return of their money. If renters want to receive their full deposit back, they\u2019ll need to return the property as it was when they moved in.
