Download our report"},"content":{"rendered":"<p class=\"wp-block-paragraph\">As the UK looks to recover from Covid-19, a new report from Simply Business reveals the impact of the pandemic on landlords and tenants.<\/p>\n\n<p class=\"wp-block-paragraph\">We spoke to over 500 landlords from across the UK to get an in-depth understanding of the impact of Covid-19 on the nation\u2019s rental market.<\/p>\n\n<ul class=\"wp-block-list\"><li class=\"wp-block-list-item\"><a href=\"\/knowledge\/general\/the-impact-of-covid-19-on-landlords-and-tenants-2021\/\" data-type=\"knowledge\" data-id=\"1016\" ><strong>Over half of landlords have lost money due to Covid-19<\/strong><\/a><\/li>\n\n<li class=\"wp-block-list-item\"><a href=\"\/knowledge\/tenants\/guide-to-landlord-access-rights\/\" data-type=\"knowledge\" data-id=\"1013\" ><strong>Landlord access rights: how to view or inspect a rental property<\/strong><\/a><\/li>\n\n<li class=\"wp-block-list-item\"><a href=\"\/knowledge\/property-maintenance\/how-much-value-does-a-loft-conversion-add\/\" data-type=\"knowledge\" data-id=\"995\" ><strong>How much value does a loft conversion add to a landlord\u2019s property?<\/strong><\/a><\/li>\n\n<li class=\"wp-block-list-item\"><a href=\"\/knowledge\/tenants\/pre-tenancy-landlord-checklist\/\" data-type=\"knowledge\" data-id=\"1006\" ><strong>Landlord checklist \u2013 what to do before renting out a property<\/strong><\/a><\/li>\n\n<li class=\"wp-block-list-item\"><a href=\"\/landlord-insurance\/faq\/do-i-need-landlord-insurance\/\"><strong>Why do I need landlord insurance?<\/strong><\/a><\/li>\n\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Our report reveals the financial cost of the pandemic on landlords, as well as their reaction to government support, and how Covid-19 has affected the landlord-tenant relationship.<\/p>\n\n<p class=\"wp-block-paragraph\">It also focuses on the eviction ban, whether repayment plans work for tenants in arrears, and how landlords are feeling about the future.<\/p>\n\n<h2 id=\"landlordswantedmoregovernmentsupportduringthepandemic\" class=\"wp-block-heading\">Landlords wanted more government support during the pandemic<\/h2>\n\n<p class=\"wp-block-paragraph\">In 2020, landlords were able to request a buy-to-let mortgage payment holiday for three months to reduce the financial impact of the pandemic.<\/p>\n\n\n<div id=\"nba-body-001\">\n<\/div>\n<p class=\"wp-block-paragraph\">Despite this, 43 per cent of landlords we spoke to felt they should have been compensated by the government for losses in rental income.<\/p>\n\n<h3 id=\"howdidlandlordsfeelabouttheevictionban\" class=\"wp-block-heading\">How did landlords feel about the eviction ban?<\/h3>\n\n<p class=\"wp-block-paragraph\">The government also introduced an eviction ban to give tenants more security and certainty.<\/p>\n\n<p class=\"wp-block-paragraph\">Here\u2019s a snapshot of how it was received by landlords:<\/p>\n\n<ul class=\"wp-block-list\"><li class=\"wp-block-list-item\">21 per cent said it shouldn\u2019t have been introduced at all<\/li>\n\n<li class=\"wp-block-list-item\">19 per cent said that while they understood the need for an eviction ban, it should have been shorter<\/li>\n\n<li class=\"wp-block-list-item\">18 per cent said that the eviction ban stopped them from evicting problem tenants during the pandemic<\/li>\n\n<\/ul>\n\n<h2 id=\"limitedbuyingappetitedespitestampdutyholiday\" class=\"wp-block-heading\">Limited buying appetite, despite stamp duty holiday<\/h2>\n\n<p class=\"wp-block-paragraph\">The <a href=\"\/knowledge\/landlord-tax\/stamp-duty-on-second-home\/\" data-type=\"knowledge\" data-id=\"1537\" >stamp duty holiday<\/a>, which ends in September 2021, has also allowed landlords to buy properties with a reduced stamp duty bill.<\/p>\n\n<p class=\"wp-block-paragraph\">Despite the savings available, only eight per cent of landlords we spoke to bought a new property during the pandemic, while seven per cent said they plan to <a href=\"\/knowledge\/buying-and-selling\/how-to-build-a-property-portfolio-in-the-uk\/\" data-type=\"knowledge\" data-id=\"1014\" >expand their portfolio<\/a> in the coming months.<\/p>\n\n<p class=\"wp-block-paragraph\">At the same time, over a fifth (21 per cent) of landlords told us they\u2019re planning to sell a property to recoup pandemic-related costs.<\/p>\n\n<p class=\"wp-block-paragraph\">Landlords\u2019 outlook remains fairly positive, with 59 per cent saying letting a property is still a worthwhile investment and 31 per cent feeling positive about the future.<\/p>\n\n<p class=\"wp-block-paragraph\">Our research also reveals landlords\u2019 biggest concerns post-pandemic.<\/p>\n\n<p class=\"wp-block-paragraph\">For more important landlord news and guides on key topics, keep an eye on our Knowledge centre.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>We\u2019d like to continue hearing from landlords about the impact of Covid-19.
