Furniture and furnishings fire safety regulations<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">All landlords have to meet the <a href=\"https:\/\/www.firesafe.org.uk\/furniture-and-furnishings-fire-safety-regulations-19881989-and-1993\/\" rel=\"noopener noreferrer\" target=\"_blank\">Furniture and Furnishings (Fire Safety) Regulations<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These rules mean upholstered furniture you provide such as beds, chairs, and sofas will need a fire resistant label.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Loose furniture and upholstery like bed covers, curtains, and carpets isn\u2019t covered by the regulations, but it\u2019s important to make sure everything you provide is fire safe.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The rules don\u2019t extend to items the tenant brings to the property, but it\u2019s worth discussing fire safety when they move in.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"\/knowledge\/landlord-regulation\/fire-safety-regulations-for-landlords\/\" data-type=\"knowledge\" data-id=\"794\" >Our fire safety regulations guide<\/a> has further information on how you can keep your rental property fire safe.<\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-layout-flow wp-block-group-is-layout-flow\" id=\"electricalsafety\">\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h3 class=\"wp-block-heading\" id=\"electricalsafety\">2. Energy efficiency rules and EPC ratings for rental properties<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Before you let your property, you\u2019ll need to get an Energy Performance Certificate (EPC). They last for ten years and explain the energy efficiency of your property and how to save money on bills.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You\u2019ll need to give a copy of a valid EPC to tenants when they move in. If you don\u2019t, you could be fined and you may not be able to evict tenants legally.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Since 2015, landlords have also had to meet Minimum Energy Efficiency Standards (MEES). Landlord insurance<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Unlike most of the other things you need to sort out pre-tenancy, <a href=\"\/landlord-insurance\/\" data-type=\"page\" data-id=\"1608\" >landlord insurance<\/a> is not a legal requirement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, if you have a buy-to-let mortgage, it\u2019s likely your lender will want you to have landlord insurance in place. Tenancy agreement<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Once you know which tenant(s) you want to live in your property, you\u2019ll need to get them to sign a tenancy agreement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A tenancy agreement is a contract between you and your tenants, setting out the details of all the conditions of the tenancy, such as whether you accept subletting or pets.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It will include key information, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">how much the rent is and when it\u2019s due<\/li>\n\n\n\n<li class=\"wp-block-list-item\">your contact details and the address of the property<\/li>\n\n\n\n<li class=\"wp-block-list-item\">what the landlord is responsible for and what the tenant is responsible for<\/li>\n\n\n\n<li class=\"wp-block-list-item\">when the tenancy starts and how long it lasts<\/li>\n<\/ul>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-layout-flow wp-block-group-is-layout-flow\" id=\"depositprotection\">\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h3 class=\"wp-block-heading\" id=\"depositprotection\">10. How to rent and Prescribed Information<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">At the start of each new tenancy, you\u2019ll need to give tenants a copy of the government\u2019s <a href=\"https:\/\/www.gov.uk\/government\/publications\/how-to-rent\" rel=\"noopener noreferrer\" target=\"_blank\">How to rent guide<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s a checklist for renting in England, giving tenants information on what to look out for, what to do if something goes wrong during their tenancy, and what to do at the end of a tenancy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once you\u2019ve completed deposit registration, you\u2019ll need to give them the Prescribed Information, which includes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"wp-block-list-item\">the amount of deposit taken<\/li>\n\n\n\n<li class=\"wp-block-list-item\">the property address<\/li>\n\n\n\n<li class=\"wp-block-list-item\">details of the tenancy deposit scheme being used<\/li>\n\n\n\n<li class=\"wp-block-list-item\">contact details of landlords, tenants, and any third parties involved with the deposit<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Failure to carry out these steps could see you hit with a significant fine and it could invalidate any future eviction notices.<\/p>\n<\/div>\n<\/div>\n\n\n\n<div class=\"wp-block-group alignfull is-layout-flow wp-block-group-is-layout-flow\" id=\"inventory\">\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-block-group-is-layout-constrained\">\n<h3 class=\"wp-block-heading\" id=\"inventory\">12. Have you completed a rental inventory?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">When your tenants are ready to move in, it\u2019s important that you carry out an inventory.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Also known as a check-in or schedule of condition, an inventory details the condition and contents of your property at the start of the tenancy. At the end of the contract, you\u2019ll need to do an inventory check-out to make a comparison.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A thorough landlord inventory gives you extra protection and could be useful if you need evidence for deposit deductions or a dispute.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Inventories can be done by independent clerks, letting agents, or by landlords themselves.
